• Daily rates include trained staff serviced and English speaking Villa Manager
• Rates shown are for a maximum of 6 to 8 (six to eight) Guests depending on accommodation
• Extra bed will be charged at US$50 per night
• Daily Rates and extra beds are subject to 10% service charge and 7% tax
• Airport transfer: US$ 40 (plus tax) per trip for a maximum of 7 passengers in private mini bus or luxury car
• Baby cot provided free of charge
• Rates include daily Continental breakfast
• For weddings and private parties, surcharge may be applicable depending on number of guests

Bonus Nights - Applicable during the Summer Season

• Pay for a minimum of 5 to 9 nights and receive 2 additional free nights
• Pay for a minimum of 10 nights and receive 3 additional free nights
• Intermediate Season rates are applicable for this promotion
• Can not be used in conjunction with other promotions and/or preferred rate

"Early Bird" Reservation

This incentive is applicable for reservations made more than 6 month (180days) prior to arrival date:

• 5% discount on rates
• Not applicable in Prime Season, Christmas/New Year and for Bonus Night Promotion
• Can not be cumulated with any other promotion
• Guests needs to specify "Early Bird" in the booking reference
• Normal payment conditions applicable

Cancellation Conditions

The following cancellation charges will be applicable depending on when the notification of the cancellation is received in writing:

• 30 days or more before arrival date:
  • Deposit forfeited - but credited for 9 month from the date of the cancellation confirmation by The Manager's reservation department. The credit can be used by the client or anyone on their behalf for a reservation for the same villa and during any period.
• Within 30 days of arrival date:
  • All rental payments are forfeited.
  • The above cancellation charges also apply if The Manager cancels the booking due to non-payment of the balance. If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply.
• Any change to the original reservation is subject to the approval of The Manager
• Early departure penalty will be subject to negotiation with The Manager in Phuket.
• Shall the party wish to change villa on arrival, a minimum 3 days notice is required or will be charged as a cancellation fee. Any differences in published rates between the villas are also applicable and will be charged to the Guests. Shall the alternative villa be cheaper, no refund will be made.
