The kitchen is fitted with all modern conveniences and the black marble worktops add a touch of elegance. A breakfast bar for four separates the kitchen from the spacious dining room. The living room sofas overlook the pool, and a nice terrace with sun bleached boards, perfect for ‘al fresco’ dining under the stars.
At the far end of the internal hall are two double guest bedrooms that share an elegant bathroom, an additional guest bathroom is also on the ground floor. An outdoor staircase leads to one of the best features of the very private Phuket villa, alongside the rooftop terrace that measures some 90 square metres. A gas BBQ awaits for great evenings spent on high with uninterrupted sunset views to Bang Tao Beach.
This very spacious area has several nice sofas facing the pool, the beautiful Thai artwork give this space a luxury tropical feel, so just relax and watch a movie on the villa’s plasma TV, satellite system and DVD or plan a party on the roof terrace.
Located next to the open plan kitchen and breakfast bar the villa’s dining area is perfect for entertaining at home. The luxury crockery and glassware provided will enhance this experience.
The villa’s very modern kitchen is open-plan for staying in touch with guests and family alike. Every modern convenience is included, and the profusion of black marble work tops will allow for a trouble free catering experience.
Villa Panak’s three bedrooms are very elegant with wooden polished floors, Thai silks and soothing artwork. The master is very spacious, en-suite with Jacuzzi and facing the pool. The two guest bedrooms are a smaller version of the master, en-suite, and perfect for sleeping in the tropics. All have double beds.
The villa’s bathrooms are very elegant with carefully chosen local ceramics and Italian marble. Integral hot water is available at all times. All bathrooms have showers, toilets and wash basins, although the Master owns a beautiful Jacuzzi.

The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. |
