This holiday home is set within a large property including almost 1 rai of meticulously landscaped gardens and a small river that runs directly into the ocean. The villa spans over two floors and offers a spacious and open floor plan.
Two of the three bedrooms are situated on the upper floor and all include en suite bathrooms. The villa further includes a study allowing you to get some work done if needed, a guest cloakroom and spacious dining and lounging areas both indoors and out. The outdoor sala and lounging area is perfect for enjoying the company of friends poolside with a wooden deck terrace that overlooks the private swimming pool and a covered canopy offering shade when needed.
The indoor living room area is welcoming and comfortable with a large flat-screen TV including over 20 international TV channels. The living room has direct access to the private outdoor swimming pool and terrace area. This villa is unique in the sense that it further features two additional lounging areas in the atmosphere where you truly desire to be, outdoors amongst the gorgeous vegetation and tropical breezes.
The villa includes both indoor and outdoor dining areas. The indoor dining area can accommodate up to 10 comfortably while the outdoor dining area offers an excellent tropical ambiance and seating for eight persons.

| The location of Tawan Talay is ideally located within close proximity to both Lanyan and Bang Tao Beaches. You can find yourself lounging on the white sands and dipping your toes in the ocean in just a few minutes walk. The Bang Tao Beach is located on the northwestern coast of Phuket where one can feel free to take advantage of the wide variety of excellent restaurants in Surin and Kamala. If you enjoy golfing, the Laguna Phuket golf club can be reached in a short five-minutes drive. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! On some ‘high end’ villas services are inclusive this will be stated on your booking details. Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. |
