The property benefits from a large perimeter wall which ensures the utmost in privacy and security. Once inside Balinese styled entrance gates, you will be impressed by the landscaped garden that surrounds the private 32sqm swimming pool, which is a great place to relax during your special Phuket holiday time.
The garden is also home to a scenic courtyard and a lotus pond with quaint stepping stones that lead to the villa’s entrance. The pool itself is surrounded by a sandstone deck with an adjoining Thai sala big enough to seat 6 persons, and ideal for al fresco dining. The amazing subtropical garden has many seated areas on the sun and shade, alongside an outdoor BBQ set.
The main attraction of the open plan living space is the lounge area with patio doors that open up directly poolside. Imagine lounging on your very own comfortable wicker settee and absorbing the therapeutic sounds of the pool. If you desire entertainment options, the villa has more than enough to keep you amused. Enjoy taking advantage of options such as a large flat-screen TV with international channels, DVD player, CDRW, I-Pod and MP4 connection, and a karaoke machine. There is a wide selection of DVDs available for use when booking this fantastic property.
The western style kitchen is part of the open plan living space, providing guests with modern appliances such as a stovetop, oven, toaster, dishwasher, tea and coffee making facilities, a refrigerator and a freezer.
The property is home to three bedrooms, which all have handmade wooden wardrobes, double beds, air-conditioning, ensuite bathrooms and spacious environments. One of the great features of the master bedroom is that you can gain instant pool access, which allows you to simply step out of bed and dive into the pool. The master bedroom is also home to magnificent wooden vaulted ceilings, a king-size bed, air-conditioning and an amazing outdoor ensuite bathroom. The remaining two bedrooms also open up to the garden, although bedroom two opens up poolside.
All the bedrooms have ensuite bathrooms. The Master Bathroom is situated outdoors, which is quite a unique feature with an open-air stone bathtub, a toilet, wash basin and shower. The other two bathrooms also have ensuite bathrooms with showers, wash basins and toilets.

The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We take a security deposit dependant on the Villa, these will vary from 5000 up to 3 bedrooms, 10,000 for 4/5 bedrooms and 15000 for 6 bedroom+. Any damage must be notified to the owners immediately and rectified/paid for prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Water & Electricity All prices include a daily allowance for water and electricity charges of 57 units. Therefore your allowance based on average use of 2000 baht per week is ample (400 units). If this amount is exceeded we charge 7 baht per unit. Some properties are much larger than others, please monitor your usage. On some 'high end' villas services are inclusive this will be stated on your booking details. Please do not use the air conditioning unnecessarily and switch off when going out! Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Surcharges. We reserve the right when offering bookings of 3 nights or less to make an additional charge of 15% to cover extra costs. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. No refunds or rate adjustments will be made for malfunction of air conditioners, TV's appliances, pool equipment or any electronic or mechanical items. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. Late checkouts will be charged at THB 250.00 per hour or part thereof. Late checkouts are not available on any bookings where there is an afternoon arrival on the same day of your departure. General We wish you to have a great time during your holiday, please be aware your home is located on a private residential development, please take care to respect noise levels after 10pm and do not use the communal pool. |
