This is a large modern, yet simply designed, 3+1 bedroom Phuket villa with a private swimming pool and an aesthetically pleasing water feature/pond and garden in a secure and quiet residential compound with scenic views of a nearby valley. The carport has space and shade for 1 car, while another can be parked outside on the road. There is no need for a car though, because you can just take a short walk to beach, shops, bars, massage places and even a major theme park, all within 1km.
There are 3+1 bedrooms in the villa in total. The main bedroom has a four-poster bed, air-conditioning, a small portable fan, side tables, large cupboards and large windows overlooking the pool, but doesn’t have an ensuite bathroom. The second bedroom near the kitchen has a double bed, air-conditioning, wardrobes, an ensuite bathroom and large windows overlooking the pool. The third bedroom is situated near the dining space and owns a small double bed, air-conditioning and a small portable fan, an ensuite bathroom and small windows overlooking the front garden. The fourth bedroom, which is listed as the + bedroom because it is not a full bedroom is an anex of the house situated in a seperate building. Although this is not a full bedroom, it still owns a double bed and air-conditioning, and can still sleep two people.
There are three bathrooms in total, two of which are ensuites for the bedrooms, while the third is for guests. All bathrooms have showers, toilets and wash basins, although two of the bathrooms also have bathtubs.
Beside the dining space situated within a spacious open plan area with a large TV and DVD player on wooden drawing table, the lounge enjoys a relaxing atmosphere. The U-shaped sofa comfortably seats 5 people around an old wooden/glass low level Thai coffee that gives the room an authentic Asian feel. The wooden floors also give the lounge a warm and friendly atmosphere.
The dining room is beside the main living space in the centre of the house with tall-ceilings and windows all round. The rustic and stylish dining table and matching chairs seat six people, surrounded by several decorative cupboards and doors leading to the courtyard and rooms. The pool courtyard also has a grey wooden table with four matching chairs perfect for outdoor dining beside the swimming pool and the shaded garden looking towards the hills.
The kitchen is home to a tall cupboard, washing machine, double sink, a three-ring stovetop, oven and extractor fan, a kettle, food mixer, toaster, tall fridge/freezer, small breakfast table with stools. There is also an outside area for drying clothes, alongside water and gas tanks.

| This Phuket villa is situated in a compound approximately 200 metres from the clubhouse with a pool, sauna, billiards, a small restaurant and a gymnasium. The villa is situated under 1km from mini-marts, travel agencies and small café/restaurants. You can also visit Phuket’s biggest tourist attraction within a 5-minute drive, Phuket FantaSea theme-park, which is only open at night. Kamala beach is about 700 meters walk or 1 km drive to farend, or nice secluded Laem Singh Beach just slightly more to the north. Kamala is fairly quiet but liberal village, with some small lanes and bars/massage shops on way to beach, only 15 minutes drive south to livelier Patong and 10 minutes north to upmarket hotels in Bangtao. Under a 30 minute drive, you can be at Phuket International Airport. |

The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. |
